GROUNDS
Includes inspection of anti-siphon valves, driveways, sidewalks, sprinkler systems, fences, gates, retaining walls, grading, drainage, decks, window wells, and vegetation to ensure proper condition and functionality.

EXTERIOR OF HOUSE
Evaluation of wall structure and covering materials, trim, eaves, fascia, soffits, exterior stairs and railings, view decks, balconies, porches, patios, and patio covers, with attention to structural integrity and appearance.

FOUNDATION
Comprehensive assessment of foundations, post-tension slabs, stem walls, floor construction, crawl spaces, and piers/columns to identify any signs of movement, cracking, or moisture issues.

ROOF
Thorough examination of roofing materials, roof drainage systems, flashings, chimneys, skylights, roof penetrations, sealants around roof penetrations, and rain gutters to ensure durability and proper installation.

ELECTRICAL
Inspection of service wires from the power company, main service panel, breakers, fuses, neutral and ground buses, wiring beyond the main panel, sub-panels, grounding systems, all outlets, switches, lighting fixtures, ventilation fans, and GFCI safety systems for safety and compliance.

PLUMBING
Assessment of the size of the main water line, water pressure to the house, supply lines, waste and drain lines, gas lines, water heater, shut-off valves under sinks and toilets, hose faucets, and plumbing vents to identify leaks, pressure issues, and potential failures.

HEATING
Evaluation of heating unit size (BTUs), fuel type, burner condition, flues, venting systems, combustion air supply, ductwork, thermostats, temperature splits, and temperature output from every supply register for efficiency and safety.

AIR CONDITIONING
Inspection of AC unit size (BTUs), fuel type, overall condition, electrical disconnect, condensate lines and pans, air handlers, refrigerant line insulation, thermostats, air filters, ductwork, temperature splits, and temperature output from every supply register.

ATTIC
Review of roof sheathing underside, trusses, rafter and joist framing, insulation type and depth, ventilation, AC and heating ducts, and vent fan systems for proper installation and insulation efficiency.

GARAGE
Examination of the garage floor, walls, ceiling, fire-rated door to the house, pedestrian door, vehicle door and opener, ventilation, and wash sink to confirm safety and functionality.

LAUNDRY ROOM
Inspection of washer faucet hook-ups, washer drain line, 120v and 220v dryer outlets, gas plumbing, dryer vent, and laundry sink cabinets to ensure proper connections and safety.

INTERIOR
Evaluation of all interior doors, windows, walls, ceilings, floors, fireplaces, stairs and railings, cabinets, built-in appliances, and smoke detectors for condition and operational safety.

BATHROOMS
Assessment of toilets, sinks, showers, shower enclosures, bathtubs, jetted tubs, cabinets, and ventilation fans for leaks, proper drainage, and functionality.

KITCHEN
Inspection of kitchen sinks, ranges, ovens, dishwashers, microwave ovens, disposals, countertops, cabinets, and exhaust fans for condition and performance.

TERMITE INSPECTION
Identification of conditions conducive to termites, such as faulty grading, earth-to-wood contact, cellulose materials around the house, and moisture damage. Assessment for evidence of past termite treatment and signs of active or inactive infestations.
